In developed countries, the market of service facilitation has long been established and has become a self-sufficient industry. It involves up to 10% of the working population of the country, 1-2% of GDP falls on the facilitation of services. The specialty “Facility Management” is an integral part of the training programs of many leading universities and colleges in the United States and Western Europe.
In Ukraine, there are also companies that provide services for the complex servicing of enterprises and buildings, and declare themselves as a facilitity of companies ready to offer a full range of services, which includes this concept. But is Ukrainian consumer ready to purchase a service?
Fasilitas (lat) – comfortable. One of the main components of Facility Management can be called the coordinated work of all life support systems of a building or enterprise: cleaning the interior and the territory, taking out the garbage, maintaining communications, operating the vehicle fleet, security, etc.
Companies that are branches of foreign corporations will not be surprised with the availability of a service, and they are the first buyers of such a service in terms of consumer culture.
Western companies have already passed the stage when management is engaged in absolutely everything. They value their resources and professionalism, which implies a focus on business development and business process improvement. Therefore, support functions, such as the organization of a comfortable life activity of an enterprise, are outsourced to professionals in their industry.
If you make cars, sell household appliances, etc., you should be focused on your production and / or increase in sales, for this all business and auxiliary processes should be organized. Auxiliary processes are not part of your core business process, it is an additional component. You must come to a clean room with a working communication, breathe clean air, not think about where to find a contractor who will eliminate the leakage of the crane. Facility, it’s like the multi-armed goddess Shiva, who single-handedly manages all the supporting processes of the company.
Facility company will take care of your office, manufacturing, factory. With a good Facility company, you will get rid of everyday problems and you will be engaged only in your direct business. You do not need to look for plumbing, if you have broken the tap, or to call the high-rise workers to wash the windows, or to choose the laundry that will clean your clothing, this will all be focused in one company with which you have a contract.
Our lag in the development and consumption of services by the Facility Management is palpable. We still do not understand how to outsource the full maintenance of our building or our company. And the main competitor is the owner of the building, who seeks to do everything himself. In developed countries, management is not only the maintenance of the building in the proper form, but also the saving of its resources. The 2000s were a period of significant increase in the cost of consumed resources (electricity, water), and the company’s facilitation began to offer not only building management, but also efficient use of consumed resources. In the same period, the first CAFM technological solutions (building infrastructure management systems) began to actively develop, which makes facilitation business more transparent and controllable for the client.
In Ukraine, the market for the consumption of services, though weak, is developing. Companies offering these services are proactive, and in this market there is already healthy competition. Competition for us is not always bad, and healthy competition (not to be confused with banal dumping) encourages us to try even better. The consumer only benefits from this, because he receives quality services and reliable partners who value their clients and always try to offer better and more than other business colleagues.
Summing up, 5 main functions of facility can be noted:
1.Systematic and coordinated management of physical objects, infrastructure and equipment for their long-term life.
2.Minimizing the risks and costs throughout the entire life cycle of the facility.
3.The program for managing a real estate object is a business plan for managing a real estate object, which provides a rationale for the most effective use of the object, as well as a set of measures for its implementation.
4.Automation of building management and its infrastructure. Transparency, efficiency and the ability of the customer to control all processes.
5.Facility manager must understand the principles of business administration, architecture, engineering and communication psychology. Such a specialist should create an atmosphere that is conducive to work and convenient for recreation.
